  • Time To Buy... A Tycoon's Tips!

    BUY NOW!  That's the hot advice of respected housing expert Barbara Corcoran, who says she's never seen a better time to purchase a home.  "Typically when real-estate prices are low, interest rates are high.  This is the first time I've seen cheap money and cheap prices simultaneously.  This is the good old days we've dreamt about."  Corcoran has a knack for timing.  Having parlayed a $1,000 loan into the high-end New York City real estate firm she started, The Corcoran Group, she sold the company for $66 million in 2001, before the market cratered.  Now, as an investor on ABC's Shark Tank, Corcoran encourages buyers to jump at the abundance of good deals.  "It's a perfect time to snatch a bargain or to up-grade," she says.  And when does she think the market will rebound?  "Real estate is slow to unwind but fast to recover.  I suspect we'll make up most of the loss of the last four years within the next 18 months." - Laurie Wiegler

    Here are some of the most frequently asked questions on the changes to the Homebuyer Tax Credit.

    Questioon: Existing homeowner credit: Must the new house cost more than the old house?

    Answer: No.  Thus, for example, individuals who move from a high cost area to a lower cost area who meet all eligibility requirements will qualify for the       $6500 credit.

    Question:  I am an existing homeowner.  On October 25, 2009, I signed a contract to purchase a new home.  I have lived in my current home for more than 5 consecutive years and am within the new income limits.  I will go to settlement on November 20.  If President Obama has signed the bill by the time I go to settlement, will I qualify for the new $6500 tax credit?

    Answer:  Yes.  The existing homeowner credit goes into effect for purchases after the date of enactment (when the bill is signed).  There is no reference to the date of contract for the new credit.  The provision looks solely to the date of purchase, which is generally the date of settlement.

    Question:  I am a firsttime homebuyer but was not within the prior income limits at the time I entered into my contract to purchase on October 30, 2009.  I will be covered, however, by the new income limits.  If the new rules have been signed into law by the time I go to settlement will I be eligible for a credit?

    Answer:  Yes.  The new income limitations go into effect as soon as the President has signed the bill.  The income limit and other eligibility rules will look to your status as of the date of purchase, which is the settlement date.  So if the new rules have been signed when you go to settlement, you should be eligible for the credit (or a portion of the credit if you're within the phaseout range).

    Question :  I am an eligible existing homeowner.  I have a fair amount of  equity in my home.  I have found a home with a nonnegotiable price of $825,000. Will I be able to use any of the $6500 tax credit?

    Answer.  No.  the $800,000 cap on the cost of the purchased home is firm at $800,000.  Any amount above $800,000 makes the home ineligible for any portion of the credit.  The $800,000 is an absolute ceiling.

    Question:  I owned my home for 10 years, but sold it two years ago and have been renting since.  If I purchase a home, will I be eligible for the $6500 Tax credit if I meet all the other eligiblity tests?

    Answer:  Yes.  Because you lived in the home for more than 5 consecutive years of the previous 8, you will qualify for the $6500 credit.  For example, Say John and his wife bought a home in 2000 and lived there until 2008 when he got a divorce.  Whether John has been renting or bought in the interim, he WOULD INDEED be eligible for the credit because he owned a home and occupied it as his principal residence for 5 consecutive years out of the last 8 years.  The keyword here is "consecutive."  As long as he lived in that house for 5 years straight what he did since 3 years doesn't  impact eligibility.

    Question:  I am an eligible first time homebuyer, I entered into a contract to purchse on November 1, 2009.  Do I have to go to closing before December 1?  How does the extension date affect me?

    Answer:  You do not have to close before December 1.  Once the legislation has been signed , it will be as  if the Nov 30 date had never existed.  Therefore, so long as the contract settles before April 30 (or July 1, worst case), the purchaser will be eligible for the credit.

  • Extended & Expanded Home Buyers Tax Credit!

    Homes have to be purchased between November 6, 2009 and June 30, 2010 (ratified contract by April 30).

    Existing home owners are now eligible if they have owned a principal residence for 5 consecutive years out of the 8 years preceding the purchase of a new home.

    Ownership of vacation property or rental property does not disqualify home buyers from this program.

    1.)  The full $8,000 Tax Credit is for first-time-home buyers who have NOT owned a principle residence during the three-year period prior to the purchase.

    2.)  The maximum credit is $8,000 or 10% of the home purchase, whichever is less.

    3.)  The credit is available for homes purchased on or after November 6, 2009 and before June 30, 2010.  However contracts must be fully ratified by April 30, 2010.

    4.)  Modified Adjusted Gross Income, to qualify for full tax credit please contact your tax advisor.

    5.)  There is no Recapture or Repayment Clause if the home is owned for at least 36 months.

    6.)  Current homeowners who have owned and used the same residence as a pricipal residence for any 5-consecutive year period may be eligible for a $6,500 tax credit.

    7.) The full amount of the eligible tax credit is refunded to the buyer, even if it is more than what  you have paid in, in taxes.

    8.)  Home purchase cap $800,000 (no cap in previous version)

    9.)  Special exemptions and extensions for military... please contact your Tax Advisor.

    10.)  Credit is only available to purchasers who are at least 18 years old.

    11.)  This version now requires that the home purchaser attach a properly executed copy of the settlement statement used to complete the purchase to the tax return.

    NOTE: Please consult your tax advisor/accountant to determine whether you are eligible for this tax credit.  This information should be verified by your tax professional.

  • Fall Colors in the Ozarks!

    People who live and buy homes in Mountain Home, AR get to view these beautiful colors every fall!  Even though the colors have peaked the weather is still beautiful for a fall drive. Typically the best time to view the fall colors  is the last week in October and the first few days of November... but anytime really is a beautiful time to be out & about in the Ozarks viewing the sites!

     Real Estate in Mountain Home, AR.  Things to consider when searching for a home:

    1.) Your lifestyle

    2.) Your housing needs. 

    3.) Must haves and Nice-to-haves

    4.) Distance to work

    5.) Consider lifestyle... if you love to cook, you'll want a well-equipped kitchen.

    6.) Consider what you might need in the future.

    7.) How long you're planning to live in the home, and consider short term and long term needs.

    8.) Decide on the type of home you want.

    9.) Your Budget, Get pre-qualified with your bank if you are planning to finance.

    10.) Talk with your Realtor

    Before deciding which house to buy, think about your lifestyle, your current and anticipated housing needs, and your budget.  It's a good idea to create a prioritized list of features you want in your next home -  you'll soon discover finding the right house involves striking a balance between your "must-haves" and your "nice-to-haves."

    To start, consider your lifestyle.   If you love to cook, you'll want a well-equipped kitchen.  If you're into gardening, you'll want a yard, If you're planning your office at home, you may want a room for a separate library or work space, If you have several cars, you may require a larger garage.  Use this list as your search guide.

    Next, think about what you might need in the future.  As you consider your housing needs, it's important to consider how long you may live in your home.  If you're  newly married, you might no be concerned with a school district right now, but you could be in a few years.  If you have aging parents, you may want to look at homes that offer living arrangements for them as well as you.

    It's important to think about your new home's  location just as carefully as you do about a house's features. Location is a huge art of any move.  In addition to considering the distance to work, you need to evaluate the availability of shopping, police and fire protection, medical facilities, school and day-care, traffic and parking, trash and garbage collection, even recreational facilities.

    Perhaps the most important decision is deciding on the type of home you want.  Do you want a condominium or a co-op?  A town house or a detached single-family home?  Do you want brick, stone, stucco, wood, vinyl siding, or something else?  Do you prefer a new home or an older one? 

    Through all this make sure to talk with your Realtor.

  • It's County Fair Time in Mountain Home Arkansas!

    Since next week is the Baxter County Fair in Mountain Home, Arkansas I started thinking about what the County Fair means to me:

    1. Blocking off main street to watch the Fair Parade.
    2. Remembering as a child when mama and daddy would get us kids dressed up to go have a good time.
    3. Remembering going to the fair with my teenage friends without mama and daddy.
    4. Reminder that fair time is usually the first time, since last winter for a light jacket as temperatures are now cooling down.
    5. Usually get to see a lot of people that I haven't seen in a long time.
    6. Seeing all the just bathed animals, with their shiny, groomed coats of fur.
    7. Enjoying all the proud little, round, rosy cheeked, country kids so proud of their pet cow, pig, goat etc. (My little brother used to be one of them).
    8. Remembrance of my mother volunteering to cook hamburgers and hot dogs at the Buford 4-H food booth (those were the BEST hamburgers and hot dogs... I can still see her there when I close my eyes).
    9. Seeing all the winning ribbons that some will prize for a lifetime.
    10. The midway... filled with laughter, screams and smells of cotton candy and funnel cakes.
    11. The mystique of the Carnies' & their Gypsy lifestyles.
    12.  A place to go where everyone is smiling.

    Thinking of Mountain Home Arkansas Real Estate?  First time buying a home? OR haven’t purchased a home in the last three years?  This tax credit may be just for you!

    In 2008 Congress enacted a $7,500 tax credit

    designed to be an incentive for first-time homebuyers

    to purchase a home. The credit was designed

    as a mechanism to decrease the over-supply of

    homes for sale.  For 2009, Congress has increased

    the credit to $8,000 and made several additional improvements.

    This revised $8,000 tax credit applies to purchases on or

    after January 1, 2009 and before December 1, 2009.

  • Summer is not over yet Folks!

       

     

    Today while out showing homes, previewing homes and doing a lot of driving around I was thinking about what beautiful weather we have had this year, and are we even going to have any “Dog Days” of August!

     

    Summer especially has been the perfect summer, not too many hot days, and not too many humid days just perfect really!  While driving around the beautiful Twin Lakes area what I am seeing are not as many boats on the highway, and am seeing the hustle and bustle of “back to school” shopping which makes me think now that it’s getting to the near end of summer but “Summer is not over yet folks!”

     

    The Twin Lakes area always has a lot of “goings on” and particularly right now the lake waters are perfect for water sports and fishing.  The three rivers are great for fishing, canoeing, floating and swimming!

    Lots of sight-seeing areas, shopping at the local boutiques, antique shops or any of the many other stores.  Fine or casual dining is your choice at many of our local restaurants… want a lake view, river view or mountain view with that?

     

    I could go on and on about the beauty and things to do in this area but one needs to see it firsthand.  If you would like any additional information just let me know and I will be happy to share part of my world with you and maybe even a house or two!
